SERVICES
Pre-purchase for Home Buyers
A Home Inspection will provide you an understanding of the major components of the home and any issues that are presenting. It can assist you in making an informed decision. The report will provide you with maintenance tips to help protect your investment. You may be able to leverage for a lower offer if issues are found.
Pre-listing for Home Sellers
Having a Home Inspection completed prior to the listing of your home for sale has many advantages. You can repair any issues prior to listing which can help you maximize top dollar for your home. The Home Inspection report can assist in marketing your home. You can increase buyers confidence and trust.
Home Maintenance Inspections
A Home Inspection should not be limited to just home buyers and home sellers. We can help keep your home in good condition with a home maintenance inspection. Our trained eyes can spot small issues even the most vigilant homeowner may have overlooked. Some of these finds can prevent serious, longterm damage from occuring. We will also teach you about your home and how it functions.
New Home Inspections
Mistakes happen. Even if a home is brand new, overworked municipal inspectors can fail to notice construction errors. Performed during the final walkthrough, new construction inspections can highlight issues before they become permanent problems. If you've got an 11 month builder's warranty (Tarion Warranty Inspections), be sure to have your property inspected for construction defects and defective features before that warranty is up.
What is a Home Inspection?
The short answer, it is a non-invasive visual and physical examination of a home’s major systems and components. It is not a technically exhaustive inspection of every system and component.
The purpose of a home inspection is to inform you about the condition of the property you are considering. This is completed by using a Macro and Micro View of the home while adhering to the Ontario Association of Home Inspectors (OAHI) and the Canadian Association of Home & Property Inspectors (CAHPI) standards of practice (click to download).
The areas inspected are:
- Structural Systems
- Exterior Systems
- Roof Systems
- Plumbing Systems
- Electrical Systems
- Heating Systems
- Fireplaces & Solid Fuel Burning Appliances
- Air Conditioning Systems
- Interior Systems
- Insulation & Vapour Barriers
- Mechanical & Natural Ventilation Systems.
We will also advise you of the many future maintenance items that your home may require.
First-Time Homebuyer?
Why get a Home Inspection?
The purpose of a home inspection is to inform you about the condition of the property you are considering. Is there a perfect house out there? We have not yet found one. Even when talking to other Home Inspectors and the thousands of homes that have been inspected, we all agree that there is nobody that has found the perfect house.
All homes sold today, whether they are old or new, may have defects or be in need of minor to major repairs. For many people, these defects and repairs go unnoticed and could end up costing the buyers a lot more money than they had planned on spending.
Little’s Home & Property Inspections is a professional, qualified Home Inspector that can quickly and accurately identify these defects and required repairs. Click here to download a sample report, and see how Little’s Home & Property Inspections reviews a home.
Educating potential homebuyers is my passion! I post regularly on social media to help inform and advise on what to look for when inspecting a property.
